What to Expect During Home Showings

When your home is officially on the market, showings are one of the most important parts of the selling process. This is when potential buyers step inside and decide if your property feels like “the one.” Here’s what typically happens and how to prepare.

1. Scheduling the Showing

Showings are usually scheduled through your agent. Buyers may request same-day visits or book a time in advance. Flexibility helps, especially in a competitive market, since more availability often means more potential buyers walking through your home.

2. Preparing Before They Arrive

Your home should always be in “show-ready” condition:

  • Clean and clutter-free

  • Lights on and curtains open for natural light

  • Neutral scents (avoid strong air fresheners)

  • Personal items minimized

Think of it like a first date. You want to make the best impression right away.

3. During the Showing

Buyers will walk through your home, usually with their agent. They may:

  • Open closets and cabinets

  • Check storage spaces

  • Look closely at finishes and features

  • Discuss the home openly

It’s best for sellers not to be present during showings. Buyers feel more comfortable exploring and giving honest reactions when the homeowner isn’t there.

4. How Long It Takes

Most showings last about 15 to 30 minutes. However, serious buyers may stay longer or come back for a second visit.

5. After the Showing

Your agent may receive feedback from the buyer’s agent. Not all buyers will provide comments, but when they do, it can be valuable for adjusting pricing, staging, or strategy.

6. Potential Outcomes

After a showing, a few things can happen:

  • The buyer schedules another visit

  • They submit an offer

  • They decide it’s not the right fit

No matter the outcome, every showing increases your chances of finding the right buyer.

Final Tip

Consistency is key. Keeping your home clean and ready at all times can feel like a lot, but it only takes one great showing to get an offer.
