The Home Buying Timeline: From Pre-Approval to Move-In

Buying a home is one of the most exciting milestones in life—but it can also feel overwhelming without a clear roadmap. Whether you’re a first-time buyer or just need a refresher, here’s a step-by-step guide to the typical home buying timeline—from getting pre-approved to unlocking the door to your new home.


1. Get Pre-Approved for a Mortgage (1–5 days)

Before you fall in love with a home, know what you can afford. A lender will assess your credit, income, and debt to determine how much they’re willing to loan you.

Tip: Getting pre-approved shows sellers you’re serious and financially prepared.


2. Hire a Real Estate Agent (Same week as pre-approval)

Partnering with the right Realtor can make all the difference. Your agent will guide you through listings, negotiations, paperwork, and everything in between.


3. Start House Hunting (1–6 weeks)

This is the fun (and sometimes emotional) part. Your agent will help you tour homes, assess neighborhoods, and find the one that fits your needs and lifestyle.

Tip: Have your must-haves and nice-to-haves list ready to stay focused.


4. Make an Offer & Negotiate (1–5 days)

Once you’ve found “the one,” your agent will help you submit a competitive offer. The seller can accept, reject, or negotiate. Expect some back-and-forth before both parties agree.


5. Schedule a Home Inspection (5–10 days)

After your offer is accepted, a licensed inspector will examine the property. You’ll get a detailed report that can lead to repairs, credits, or further negotiation.


6. Appraisal & Underwriting (2–3 weeks)

Your lender will order an appraisal to make sure the home is worth the price you’re paying. At the same time, underwriting (final loan approval) begins. Be ready to submit documents!


7. Final Walkthrough (1–2 days before closing)

You’ll do one last walkthrough to ensure the property is in the agreed-upon condition. If something’s wrong, it can delay closing—so pay attention!


8. Closing Day (1 day)

Time to sign the paperwork and get the keys! You’ll pay closing costs, finalize your mortgage, and become the official owner.

Bring: Photo ID, any required payments, and your pen (just kidding—they’ll provide one).


9. Move In! (You did it!)

You’re now a homeowner! Time to celebrate, unpack, and make the space your own.

The home buying process can take anywhere from 30 to 90 days, depending on your market, financing, and personal preferences. With the right guidance and preparation, the journey can be smooth—and even enjoyable.
